One of the first things we will do after you contact us about selling your property is inspect the property personally.
We need to see the property and chat with you about its features and qualities so that we can begin to assess or appraise the likely value of the property.
Upon inspection of your property, we will take note of the defining features and characteristics of the property including the number of bedrooms, bathrooms, living areas, garages and sheds, land size, aspect, etc. We will also be aware of the locality, nearby facilities, attractions, transport, roads, parks, schools, etc that may contribute to the lifestyle of potential buyers.
We then undertake research to gather information on recent sales of properties nearby compare those with your property, making adjustments for the individual features of each proeprty (ie. more or less bedrooms, smaller home, etc). In this way, we are able to provide you with a calculated estimated of the likely market value of your property - this is called a Comparative Market Analysis (CMA).
